  • Do I need planning permission for an opening roof window?

    In most cases, you don't require specific planning permission for an opening roof window as it will fall under permitted development. This is usually true when you are replacing an existing rooflight.

    There are some factors you need to take into consideration before determining whether you should consider planning:
    - The window must not project more than 150mm beyond the plane of the existing roof slope.
    - The window must not be higher than the highest point of the existing roof ridge.
    - If installed on a side-facing slope, the window may need to include obscure glass and be situated 1.7m above the ground.

    If the property is in a conservation area or is listed then you will need likely need permission.

  • Can an opening roof window be used as a fire escape?

    Yes, opening roof windows can be used, but only if they meet Part B requirements. There must be a minimum 0.33m² clear opening, both height and width at least 450mm, with a sill no higher than 1,100mm from the floor. Top-hung or side-hung windows may be ok, but centre-pivot windows are not compliant.
