FAQs

  • Do I need planning permission for an opening roof window?

In most cases, you don't require specific planning permission for an opening roof window as it will fall under permitted development. This is usually true when you are replacing an existing rooflight.

There are some factors you need to take into consideration before determining whether you should consider planning:
    - The window must not project more than 150mm beyond the plane of the existing roof slope.
    - The window must not be higher than the highest point of the existing roof ridge.
    - If installed on a side-facing slope, the window may need to include obscure glass and be situated 1.7m above the ground.

If the property is in a conservation area or is listed then you will need likely need permission.

  • Can an opening roof window be used as a fire escape?

Yes, opening roof windows can be used, but only if they meet Part B requirements. There must be a minimum 0.33m² clear opening, both height and width at least 450mm, with a sill no higher than 1,100mm from the floor. Top-hung or side-hung windows may be ok, but centre-pivot windows are not compliant.

If you have any questions about whether our products will suit your requirements, please give the sales team a call.

  • Are opening roof windows suitable for fire escape?

Certain opening rooflights are manufactured and certified to meet escape and egress requirements, making them a suitable means of emergency exit where required by building regulations.

However, not all opening rooflights are suitable for this purpose. Egress certification is specific to individual products and should not be assumed based on the fact that a rooflight opens. If a fire escape is a requirement for your project, always check that the rooflight has been tested and certified for escape and egress use.

  • Can opening roof windows be controlled remotely?

Yes. Many electric opening rooflights can be operated remotely using a handheld remote control, wall-mounted control panel or smart home system.

The available control options will vary depending on the manufacturer and specification. Some systems also allow multiple rooflights to be operated together, making them particularly useful in larger spaces.

  • Do opening roof windows have rain sensors?

Many electric opening rooflights can be supplied with integrated rain sensors. These sensors automatically detect rainfall and close the rooflight to help protect the interior of the building.

Rain sensors are particularly useful when rooflights are left open for background ventilation, as they can close the unit automatically if weather conditions change. Availability will depend on the rooflight system and control package selected.
